Refreshing a Postwar Planned Suburb
Hydroseeding in Prairie Village usually means working inside a neighborhood that has been settled for more than seventy years. J.C. Nichols, fresh from building the Country Club Plaza, platted Prairie Village in 1941 on farmland bought from the Porter, Coppock and Lewis families, aiming to house soldiers returning from World War II.
A planned community's lawns
In 1949 the National Association of Home Builders named Prairie Village the best planned community in America. Those early streets and lots are still there, with mature trees and lawns that have been mowed, patched and reseeded for decades. Most of our work here is renovation rather than new ground.
When a house comes down
When an older home is replaced, the whole lot gets torn up by equipment. Topsoil is often buried or mixed with construction fill. After the build, we regrade, add topsoil, set drainage away from the new foundation and hydroseed so the new lawn fits in with the established yards next door.
Small lots, big trees
The city covers just over 6 square miles and is densely built, so yards tend to be compact and shaded. We pick blends for the light each yard actually gets and keep slurry off driveways, sidewalks and neighbors' beds.
Heat and cold
The city's climate records show a July average high of about 90 degrees, a record high of 114 and a record low of minus 22. Cool-season grass seeded in early fall has the best shot at getting through both extremes.
Original farm families
Henry Coppock's 900-acre homestead is now Homestead Country Club, and the old farm soil still sits under many lawns.

Prairie Village Questions
We just rebuilt on an old Prairie Village lot. Can you restore the yard?
Yes. We regrade, add topsoil, direct drainage away from the new foundation and hydroseed.
How do you keep slurry off our neighbor's yard on a small lot?
We spray carefully along property lines and clean any overspray from hard surfaces.
Is hydroseeding worth it for a small yard?
Many companies have a minimum job size, so for very small patches overseeding or sod may make more sense. We will tell you which fits.
What grass handles our shade?
A shade-tolerant fescue blend usually does best under mature trees.
