Covering Disturbed Ground at Scale

Builder and site hydroseeding in Kansas City covers the ground that construction leaves behind: subdivision common areas, lot lines, commercial pads, detention basins, road shoulders and utility corridors. Hydroseeding contractors earn their keep on these jobs by moving fast, covering acres in a day and putting down seed and mulch together so the ground is protected as soon as the truck passes. We work for home builders, general contractors, developers and public works crews across the metro.

Why stabilization is not optional

Under federal stormwater rules, a construction project disturbing an acre or more needs Clean Water Act permit coverage, and so does a smaller disturbance that belongs to a bigger plan of development or sale. In Missouri, most private projects are covered by the state's land disturbance general permit, which the Department of Natural Resources now issues only through its online ePermitting system. With the permit comes a stormwater pollution prevention plan, and that plan expects bare soil to be covered. The EPA's construction requirements say disturbed areas must be stabilized immediately whenever work has stopped and will not restart for more than 14 days.

Cities add rules of their own. Liberty, for example, requires erosion and sediment controls on building sites through the building permit, and on undeveloped subdivision lots and large grading areas through a city land disturbance permit, measuring them against the KC APWA and MARC manual of best management practices. Because requirements change from one city to the next, we build to the plan for your project in whatever jurisdiction it sits.

Temporary and permanent seeding

Not every acre needs a permanent lawn. Some ground needs cover for a season while a phase waits for streets or houses. Others are final grades that need a lasting stand before the permit can close. We spray both:

  • Temporary seeding: a fast-establishing cover grass with mulch to hold soil between phases or through winter.
  • Permanent seeding: tall fescue for areas that will be mowed, or a native or low-maintenance mix where the plans call for one.
  • Mulch-only applications: hydromulch without seed to hold soil in the middle of summer or winter when seed would not survive, with seeding to follow in season.

Ground conditions on Kansas City sites

The silty loess soils on many local ridgetops, like the USDA's Sibley series, are rated medium to moderately rapid for runoff even on 2 to 14 percent slopes, and the subsoil is silty clay loam that crusts once the topsoil is stripped. On a mass-graded site, the surface is usually that subsoil, compacted by equipment. We ask the grading contractor to leave the surface roughened or tracked across the slope where possible, and we recommend topsoil where the plans require a mowed lawn. Kansas City averages more than five inches of rain in both May and June, so spring jobs need heavier mulch rates on long slopes and in channels.

Working with your schedule

On builder jobs, seeding is often the last thing standing between you and an inspection or a closing. We can seed lot by lot as houses finish, seed common areas in a single push, or come back to touch up lots that were disturbed by late utility work or landscaping. Our trucks carry their own water, and long hoses reach backyards and basin bottoms without driving on finished grades. Tell us what the inspector wants to see and when, and we will plan around it.

Hydroseeding companies and pricing by the acre

Larger hydroseeding companies quote commercial jobs by the acre or per thousand square feet. Consumer cost guides put an acre of hydroseeding somewhere between about $2,000 and $4,900, and a 2023 municipal bid in North Little Rock, Arkansas priced the work at $2,595 and $3,325 an acre. Access, slope, mulch type, water source and how many mobilizations the job needs all change the number. We quote each site in writing after seeing the plans and the ground.

Builder & Site Hydroseeding Questions

Do I need a land disturbance permit for my project?

Federal rules require stormwater permit coverage for construction disturbing an acre or more, or less if it is part of a larger plan. Many cities also have their own grading or land disturbance permits. Your engineer or the city will confirm what applies; we work to the plan you are given.

Can you seed in winter to keep a site stabilized?

Seed will not grow in frozen ground, but we can apply hydromulch or blankets to hold soil and come back to seed in spring or early fall.

How many acres can you seed in a day?

It depends on the distance to water, the slope and the mulch rate. We give a realistic schedule in the quote after seeing the site.

Do you work for public agencies?

Yes, on projects where we can meet the specification and bid requirements.

What do hydroseeding contractors need from the builder before spraying?

Final grade complete, debris cleared, and the area free of traffic. Tell us about any irrigation lines or utility trenches still to be dug.
