When the Lawn Is Thin, Not Gone

Lawn repair and overseeding is for Kansas City yards that still have a lawn, just not a good one. Summer heat thins out tall fescue, dogs and kids wear paths, tree roots and shade win in some corners, and utility trenches leave scars. Rather than starting over, we can thicken what is there, patch the bare spots with hydroseed, or do a full renovation when the lawn is past saving. It is usually cheaper than a new lawn and disrupts the yard less.

Why Kansas City lawns thin out

The University of Missouri Extension describes the state as part of the turfgrass transition zone, where hot summers stress cool-season grasses like tall fescue and Kentucky bluegrass and leave them prone to disease. Kansas City averages about 47 days a year above 90 degrees. The Extension also warns that heavy nitrogen in late spring pushes leaf growth at the expense of roots and sets up brown patch and Pythium blight, especially in wet, shaded spots. Put those together and many fescue lawns come out of August with thin areas, dead patches and weeds moving in.

Overseeding: thickening an existing lawn

Overseeding adds new seed to a lawn that is thin but still mostly grass. To work, the seed has to reach the soil, not sit on top of thatch. We typically core aerate first, which pulls plugs of soil and opens holes for seed and water, then seed with a tall fescue blend chosen to match your existing lawn. On compacted clay soils, aeration also helps water and roots move down.

Timing is key. Mizzou's turf specialists recommend seeding cool-season lawns around mid-September so seedlings get a full fall and spring before their first summer. They call April and May seeding often a losing proposition. Our overseeding schedule follows that, with late August through September as the main window.

Patch repair with hydroseed

For bare spots, dog runs, trenches and areas where a tree came out, we loosen the soil, add topsoil if needed, level the patch and spray it with hydroseed. The mulch holds moisture and keeps seed in place better than a bag of seed and straw, and the green tint shows exactly where the repair is so you can water it right. Patch repairs can be done any time the season suits seed, and we try to match the new grass to your existing lawn.

Full lawn renovation

When more than about half of a lawn is weeds, bare ground or the wrong grass, overseeding will not fix it. A lawn renovation starts over without regrading the whole yard. We kill or strip the existing growth, address any drainage or compaction problems, loosen the top layer, add topsoil where needed and hydroseed a new tall fescue lawn. It costs more than overseeding but less than full new construction prep, and you end up with a uniform lawn instead of patches of different grasses.

Shade, slopes and problem spots

Tall fescue tolerates moderate shade, and fine fescues can help under trees, but deep shade is hard on any grass. On those spots we will suggest whether more light, a shade mix or a planting bed makes more sense. If a thin area is on a slope that keeps washing, the fix may be a blanket or regrading, not more seed.

Caring for new seed in an old lawn

New seedlings need consistent moisture for the first few weeks, so plan on light, frequent watering after overseeding. Hold off on weed killers and mow only when the new grass is tall enough, using a sharp blade. The Extension recommends fall fertilizer for cool-season lawns, typically in mid-September and mid-October, which fits neatly with fall overseeding.

Lawn Repair & Overseeding Questions

When should I overseed my lawn in Kansas City?

For tall fescue, the strongest window runs from late August through September. Spring overseeding can work, but young grass often struggles once summer heat arrives.

Should I aerate before overseeding?

Usually yes. Aeration opens the soil so seed reaches it, and it helps on compacted clay. It is one of the cheapest ways to improve seed contact.

Is it better to overseed or start over?

Overseed when most of the lawn is still grass you want to keep. When weeds or bare dirt cover more than about half of it, a renovation gives a more even result.

Can hydroseed fix dog spots and bare patches?

Yes. We loosen the soil, add topsoil if needed and spray the patch. Keep pets off until the new grass is established.
